What is a U&O Inspection?

The purpose of the inspection is to confirm that a home meets basic safety and occupancy requirements established by the local municipality. Once the property passes inspection, the municipality issues a Use & Occupancy Certificate, which allows the new owner to legally occupy the home.

It is important to understand that a U&O inspection is not the same as a home inspection conducted during the buyer’s due diligence period. A buyer’s home inspection is typically more detailed and focuses on the condition of the property, while a municipal U&O inspection is generally focused on safety and code compliance.

Selling a home in Bucks County involves more than simply putting a property on the market. Understanding municipal requirements can help ensure a smooth and successful transaction from start to finish.

If you are considering selling and would like guidance on preparing your home for the market, understanding local requirements, or navigating the selling process, working with a knowledgeable local real estate professional can make the experience far more manageable.
